At NIR, we know that age and exposure to the elements causes roof deterioration and eventually roof failure.  Whether your roof is new or old, under warranty or out of warranty, on-going care is essential to protect the investment you have made in your roof.
The NIR Rooftop Maintenance Program Includes:
Inspection & Reporting
NIR Certified Technicians perform 25 point inspections to determine current roof conditions and necessary repairs, if any.  Roof condition reports are provided following each inspection.
 
Preventative Maintenance
Extensive preventative maintenance is performed, with special attention to metal edge flashings, counterflashing areas including reglets and termination points.

 

In addition, roof membrane conditions including blisters, ridging, splits, punctures, and roof penetrations are maintained, as well as projections common to pipes, vents and HVAC units.  The maintenance of roof accessories such as pitch pans, skylights and expansion joints are also a part of the NIR Rooftop Maintenance Program.
 
Debris Removal
NIR will remove incidental debris from roof membrane, drains, gutters and scuppers.
 
Additional Services
NIR Certified Technicians are on call 24/7 for immediate leak and emergency response.  In addition, Asset Management Reports allow building owners to monitor roofing conditions.
